Measure every surface, take off doors and windows, and add waste for cuts and pattern.

Tile size, What's underneath, Current floor, Who supplies tiles. These move the price more than anything else.

Check it against the market
Compare your labour per unit with the band. Outside it by 20%? Recheck the prep and your rates, or explain the difference to the customer.
Regulations to flag
- UK: BS 5385: substrate preparation and movement joints
- UK: Pre-2000 textured coatings and old floor tiles: test for asbestos before disturbing
- England: Part C: tank wet areas; never tile onto paint in a wet zone
- England: Part F: a bathroom with no openable window needs extract of at least 15 l/s
